Exemplary Communication
Welcome Homes always keeps you apprised of matters pertaining to your vacation home in Florida. We will respond to all correspondence in a timely fashion. Any urgent phone calls, faxes or emails are responded to as soon as possible. Should we need to contact you regarding any urgent problem regarding your home, we usually phone. Non-urgent questions and concerns are answered by email or mailed out with the next statement. Homeowners are free to call and ask questions that may feel urgent to them during normal business hours. We notify you with detailed reports of any major problems. We provide topical news letters discussing market trends and forces, changes in rules and regulations that affect vacation rental homes. These are sent out with the monthly statements.
Our Commitment to Quality Service & Products
We regularly inspect the exterior of your home to ensure the roof; walls, paint, grounds and pool are in good condition. Welcome Homes shall advise on ways of increasing revenue and rental returns. Our quality control team will inspect the interior of your home regularly to ensure paint, furnishings, appliances; carpets and inventory are in order. They look for any potential maintenance problems, such as leaking taps, blown light, bulbs non functioning electronic equipment and faulty appliances.
We are partnered with a variety of licensed contractors, yet will save you money by making the minor repairs with our in-house maintenance department. We always attempt to assign the same team to your home, as they become very aware of your personal belongings, adding another level of comfort and security for you, when you are miles away from your vacation property. We arrange annual preventative maintenance checks on major equipment and will replace any worn items such as towels, linens and pots and pans etc.
Compliance with the Law
We ensure the home is legally compliant with all state and local government licensing requirements. We obtain necessary items required by the State of Florida for the home to remain compliant. Welcome Homes has a solid working relationship with the various State and Local entities that deal with rental taxes, health and safety and licensing requirements. We make application for all necessary licenses on behalf of the owners. We meet with government inspectors as required by law, either at the home or at the office. Our property managers attend educational seminars regarding short-term and long term rentals, ensuring the staff is knowledgeable regarding all relevant issues. You need to be kept aware of any changes in the laws that affect rental property.
Outstanding Customer Service
We have hospitality trained and bi-lingual customer service representatives. We provide registration and collection of security deposits from guests staying in your home at check in at our Welcome Center. We provide each home with a fully comprehensive house manual with general information and instructions of how to work appliances. This manual also contains maps, general information, brochures, and assistance as needed. To provide both you and your guests the peace of mind deserved, our team members are on call 24 hours a day, 365 days a year for emergencies connected with the home or guests. We also have detailed severe weather plans implemented, in the event of a hurricane or other natural disaster and have the ability to coordinate insurance claims, evacuations, and emergencies repairs where needed.
Assisted Bill Pay Options
We assure the prompt payment of your bills, always including original invoices when we mail your monthly statement. If you elect to use out BILL PAY service, we will revue the various bills monthly, assuring that there are no discrepancies. We will personally deposit rental income into your local bank account when you request it. We will pay all local and state taxes on reservations that Welcome Homes provides for you.
State of the Art Technology
Our high tech property management and reservations center is one of the keys to successful bookings in your home. The system provides complete information management and includes all aspects of Vacation Home property management. The system allows us to integrate the various facets of your particular property, including accounting, property maintenance, housekeeping, quality control and owner’s data. The system will generate all the tax forms that you need at the end of the business year. You will be provided a comprehensive monthly statement and a fully detailed year end statement. Should you need the assistance of a Certified Public Accountant to be in compliance with United States laws, we are happy to refer you to a trusted source. No property management system is complete without the personalized attention that your Welcome Homes team offers.
